Once the domain of strip malls and warehouses, flat roofs are appearing in more and more residential homes. Because of more modern architecture featuring striking lines and modular design, flat roofs are the final touch of a sleek and simple look.

There are other advantages to having a flat roof as well. There is more usable living space within the home because there are no rooflines to worry about. A flat roof is more accessible, too. Instead of dealing with a 30-degree, 45-degree, or more roof pitch, making spot checks is much easier for the homeowner.

However, flat roofs do have their own unique challenges when it comes to maintenance, repair, and replacement. While traditional roofs have a pitch that sends the water towards the gutters and then away from the house, flat roofs don’t have that advantage.

Poorly installed flat roofs will cause water to pool, which then could wick through seams and add weight to the structure. This will destroy the roofing sheathing below as well as the interior of the home. Flat roofing will also hold debris, such as leaves and small branches — all of which can add undue stress to the roof.

Although with advanced materials, including TPO, PVC, and EPDM membrane roofing, flat roofs can last decades. These materials are more resistant to tears, punctures, and UV degradation.
