We chose specifically to work with this company because we believe it makes the perfect shingle for our climate. Malarkey’s proprietary NEX® Polymer Modified (Rubberized) Asphalt technology chemically rubberizes the asphalt core of the shingle, effectively doubling the rain seals to provide extra protection from wind-blown rain. In fact, rubberized asphalt shingles offer 35% greater tear resistance and 65% greater granule adhesion than industry standards require. Plus they are eco-friendly, made from upcycled rubber and plastics, and coated with smog-reducing granules that actually help clean the air or emission pollutants. You can see why we’re fans.
Outside of shingles, roofing materials include cedar shake, metal, or PVC membrane. Each has pros and cons relating to longevity, cost, maintenance, and more.
- One of the fastest-growing segments of residential roofing is metal residential roofs. The main benefit is that they hold up extremely well to the elements and can last 35 or 45 years. Metal roofs are also available in a wide range of colors and profiles, can help you lower your energy costs, and are non-combustible with a Class A Fire Rating.
- Cedar shakes are more durable than traditional asphalt offering 5 to 10 more years of roof life but they tend to be 5 times more expensive than asphalt composite shingles and 3 times more expensive than standing seam metal. For a traditional Northwest look though, you can’t beat cedar shake.
- There are newer synthetic products available that mimic the look of slate, shake, and tile but are much lighter in weight, averaging just 4 lbs per square foot. Modern synthetic roofing products are also durable with longer lifespans than some traditional residential roofing products.
- PVC Membrane flat roofs are gaining popularity and can be a good solution even in our rainy climate. Advances in technology and the development of new roofing materials have expanded the options and extended the life span for residential and commercial flat roofs. Steps to Installing a New Roof
With a roof type chosen, your part of your new roof installation is done while ours is just starting. Our first job is to remove your old shingles. You may have heard it’s possible to lay new shingles over old but we wouldn’t recommend it. Shingles work best when placed on a clean, smooth surface. Plus, when we remove all the old shingles we can really take a good look at critical junctions and can identify any structural issues before they become big problems down the road.
The process of laying the new roof can now begin, but there’s more to a new roof installation than just nailing down shingles. First, the roofing contractors will address flashing that’s usually installed over roof joints to prevent water seepage. Common areas for flashing are vents and chimneys. If the flashing is old or damaged it will be replaced. Next, the metal drip edge is nailed flat to the lower part of the roof to provide added water resistance. With flashing and edging in place, the roofer will begin placing the underlayment along the edge of the roof over the drip edge.
Now it’s finally time to begin installing new shingles. Rows of shingles are staggered and nailed in place with the nails placed just under the tar strip on the shingle so no heads will be showing. Staggering the shingles and covering the nails helps prevent water from seeping in.
As you can imagine, all this work on a roof can leave behind some debris. Our crews are extra careful to clean away anything we’ve left behind so all you see is a beautiful new roof.
