A roof provides protection from the elements preventing leaks and moisture intrusion and the mold and structural damage that can result. A durable roof increases energy efficiency by providing insulation, reducing heat loss or gain, and contributing to lower energy costs. With so much riding on your roof, why leave the installation and care of it to anyone but an expert roofing contractor? Pacific West Roofing has been installing roofs for more than 40 years and we’re happy to talk to you about your roofing options.

When you choose Pacific West Roofing to install your new roof, you are hiring a team that has roof replacement down to a science with our step-by-step process.

Step 1: We start with an initial consultation and on-site inspection. To accurately evaluate the project we’ll need to take a look inside your home as well as the outside. We check your attic space to get a better look at the roof decking, ventilation, and insulation, which are all big factors in the performance of your roof.

Step 2: With the assessment complete, we’re ready to sit down and talk about what type of roof is possible and desired. We ask a lot of questions to make sure we’ve covered all the bases and that you know we’re there to solve problems. We want to fully understand what your needs are and what your end goal is.

Step 3: We’ll recommend customized roofing solutions to meet the specific requirements of your building as well as your personal wishes. We won’t talk you into a product you don’t want, but rather we’ll provide details on your roofing material options, as well as what the installation will encompass.

Step 4: With the roofing material chosen, we’ll turn to our experience to choose only the highest quality roofing materials to ensure your roof will give you many years of worry-free protection. We work closely with many roofing material suppliers and we are Malarkey Roofing and CertainTeed shingle certified.

Step 5: The work begins. Our crew receives ongoing training and has in-depth knowledge of the full spectrum of roofing materials so you’ll be assured a professional installation by skilled roofing technicians. From roof removal to ventilation, insulation, installation, and final clean-up, you’ll receive quality workmanship, as well as constant communication so there are no surprises. There are many variables that play into how long a new roof installation might take, but we’ll always work hard to ensure timely completion and complete satisfaction.

Step 6: We will thoroughly clean up our job site so you’ll never be able to tell we are there except by seeing your beautiful new roof. Before we leave, we’ll walk you through our 21-point checklist and discuss future maintenance and inspections that will help keep your roof in tip-top shape.

  • Improved Safety: A roof replacement ensures a sturdy and secure structure, eliminating potential hazards like loose or damaged materials that could cause accidents or injuries.
  • Enhanced Structural Integrity: A new roof provides reliable protection against leaks, water damage, and moisture intrusion, safeguarding the interior of the building and its contents from costly repairs and potential health issues related to mold or mildew.
  • Increased Property Value and Curb Appeal: A roof replacement can significantly boost the value of a property, making it more attractive to potential buyers or tenants. A well-maintained and visually appealing roof enhances the overall curb appeal of the building.

  • Long-Term Cost Savings: While a roof replacement involves an upfront investment, it can result in long-term cost savings. By eliminating recurring repair expenses and minimizing energy waste, a new roof can be more cost-effective in the long run.
  • Protection against weather elements: Knowing that you have a reliable, durable, and well-maintained roof provides peace of mind. It eliminates worries about potential leaks, damage, or structural issues, allowing you to focus on other aspects of property management or daily life.

With more than forty years of experience installing residential and commercial roofs, we’ve come to understand what types of roofing materials perform best in the Pacific Northwest. We break them down for you here.

Asphalt Composition: modern asphalt composition shingles are durable, holding up well in a wide range of weather conditions and climate extremes, with an average lifespan of 17-30 years. Asphalt composition shingles also come in a variety of colors and styles and are often the most economical option

Metal: Metal roofs hold up extremely well to the elements and can last 35 to 45 years. Metal roofs are also available in a wide range of colors and profiles, can help you lower your energy costs, and are non-combustible with a Class A Fire Rating.

Cedar Shake: The natural Northwest aesthetic of cedar shake is appealing and cedar shake is more durable than traditional asphalt offering 5 to 10 more years of roof life when properly installed and maintained.  The only deterrent to using cedar shake is the cost, as cedar shake tends to be much more expensive than asphalt composition and standing seam metal roofs.

Concrete Tile: Concrete tile is able to withstand extreme weather conditions and is roughly 20% less expensive than its clay or slate counterparts.  Concrete roofing tiles are often made from molded, tinted concrete and can come in many styles and shapes; however concrete tile is heavier than the traditional composition or shake roof and the weight must be taken into account. If you are considering replacing your roof with concrete tile, you will want to start by having the structure of your home certified by a structural engineer for the weight it can bear.

Synthetic plastic slate, shake, and tile: Newer synthetic products are available that mimic the look of slate, shake, and tile but are much lighter in weight. Modern synthetic roofing products are also durable with longer lifespans than some traditional residential roofing products.

No matter what type of roofing material you choose, the key to success is to hire the best roofing contractor who will assure your roof is installed perfectly. We strive for perfection in every job we do and our customers appreciate it. Take a look:

I just had a new shingle roof completed, replacing my old wood shake roof. I ended up going with Malarkey Vista shingles. The job took about 5 1/2 days. I will say that all of the Pac West people I dealt with were professional, courteous and responsive from the sales rep, the work crew and the office folks. All great to work with. The materials and workmanship seem great and I heartily recommend using them for your next roof. –Frank Woodberry

Recently, I had an excellent experience with Pacific West Roofing. Bryan developed an estimate of the work that my roof needed and took time to explain every aspect of the project. Once underway, the production team did a wonderful job communicating with me about status. They sent pictures and videos in real-time, allowing me to be involved in decision-making every step of the way. After the project completed Brian, the owner, came by to inspect the site and to repair interior drywall/paint that had shifted during the project. Overall, I would highly recommend Pacific West Roofing. They are knowledgeable, respectful, great communicators, and follow through on their word. –Liba Mikula

I was very impressed with Pacific West Roofing. The salesman Brian B. was professional and very knowledgeable. Nester handled customer service and was very responsive to all my questions. The roofing team was amazing. I was delighted to see the job “foreman” was a female! She and the other female worker and the lone male on the job were terrific. They worked hard and my roof turned out great. They finished ahead of schedule, and the job site was left spotless! When Brian B. did the final inspection, he really tried to find some trash, but was “disappointed”!

Pacific West was not the lowest bid, but I am glad I paid a little more and received quality work and great customer service.–Annette Branigan

How do I know if my roof needs to be replaced?

In general, some people think if a roof leaks they need to replace it. Unless it’s an older roof, leaks can usually be repaired. With leaking in older roofs and/or if your roof has leaking in more than a few areas, this can mean trouble.

What are the signs of a damaged or aging roof?

Most shake roofs start telling you they need to be replaced when the shakes start to crumble under your feet or when you start finding them in your yard after a windstorm. Composition shingles start losing granules leaving black patches showing. Shingles also start to curl at the ends.

How long does a roof replacement typically take?

It could take anywhere between two days to two weeks, depending on the size and pitch of the roof and how many layers need to be removed.

Can I choose the type of roofing material for my replacement?

Whatever you think will look good on your home. Putting a roof on your home is not only an important financial decision, but it has an important aesthetic value for your home too. When you drive up to your home, you say to yourself “That’s a nice-looking roof.”

Is it possible to replace only a portion of my roof?

This approach, known as a roof repair or a partial roof replacement, involves addressing specific areas of damage or wear without replacing the entire roofing system, which can be a cost-effective solution when the rest of the roof is in good condition.

How much does a roof replacement cost?

The price of a new roof varies widely, depending on the material selected, the home itself, the time of year, and more. To get a good idea of the cost of your roof, get three to four estimates from reputable contractors in your area. Keep in mind that cost is only one factor, and it must be balanced against the quality of the materials and workmanship.

Will your team handle the removal of the old roof?

Yes. We have “toe-boards” set up all the way around the home to catch the old material after it’s torn off. From there we take it straight to the dumpster and it’s ready to be hauled away.

What are the benefits of choosing asphalt shingles for my roof replacement?

Asphalt shingles are the tried and true roofing material. They are the most affordable option, they hold up well for years, and damaged ones are often easily replaced.
